A self-adhered membrane only works if it actually sticks. That depends on a clean, dry substrate, the right primer, temperatures inside the manufacturer's range and firm pressure from a roller on every square inch. Skip any one of those and the membrane can look fine on install day, then peel at the laps by the next season. We check each of those conditions before we start, and we stop when the weather falls outside them. Your super gets told the same day, with the reason and the restart plan.
Membranes come in vapor-permeable and vapor-impermeable versions, and the spec decides which one belongs on your wall. We install the membrane, the transition pieces and the rough opening flashing as one system, lapped shingle style so water always runs out. Common systems include Henry Blueskin, Carlisle and Tremco. We install the product in your spec, with the accessories and primers listed in the product submittals. Every lap gets rolled, every penetration gets the listed accessory, and every opening gets a sill pan before the window goes in.
Pricing is by the square foot of wall, with openings and penetrations by the each or linear foot as your bid form asks. We bill bi-weekly by percent complete and send certificates of insurance before mobilization. One foreman runs the work, files a daily progress report and photographs every elevation before insulation or cladding covers it. Framing and sheathing, roofing and general site cleanup are by others. Added area or extra penetrations bill at the same unit rates as the base contract, with quantities tracked by elevation.
